A 45,000 m² site in a dense neighborhood that already held something worth keeping — mature trees and open ground. Instead of developing the full plot, only 25% is built. Commercial program wraps the edges as a continuous ring: cafés, restaurants, a cultural hub, fitness facilities, a spa, and chalets — all facing inward toward the park.
Within the green core, circular open-air squares host a rotating program of markets, cinema, theater, and workshops. An elevated walkway loops four meters above ground, carrying cyclists and runners through the tree canopy while shaded paths serve slower movement below. 75% green.
